Notice on sale of real estate in Alipašina Street Sarajevo

On behalf of the Bank, the sale process is carried out by the Commission to carry out the sale procedure (hereinafter referred to as the Commission).

SUBJECT OF SALE

The subject of the sale is a business building owned by the Bank, located at Alipašina Street No. 6, Municipality of Centar – Sarajevo, registered in the list of real estate:

– z.k. cartridge no.:207 K.O. SP_Sarajevo – Mahala LV, pitch number 267 in kind part of the Faculty of Veterinary Medicine building and yard; building and yard with a total area of 430m².

– z.k. cartridge no.:140 K.O. SP_Sarajevo –Mahala L, pitch number 111 in kind part of the Faculty of Veterinary Medicine building and yard; building and yard with a total area of 746m² and the number of plots of 287 in nature construction site with a total area of 15m²,

The commercial building is of floors: ground floor plus 5 floors net building area of 3,863.47 m²:

– The ground floor of the building has an area of 608.93 m² of which office space of 356.01 m² and business premises of the Bank Branch with a counter hall of 252.92 m² and

– Five floors of the building with business premises with a total net area of 3,255.54 m²

RIGHT TO PARTICIPATE

All legal and natural persons who, in the name of the guarantee (deposit) for the seriousness of the tender, pay funds in the amount of 200,000.00 KM (two hundred thousand KM) to the account of Privredna banka Sarajevo No. 101 000 000 0001687 with the indication "for participation in the public tender".

Interested parties can perform: insight into the state of the property, documentation on the property, sightseeing of the property with prior notice, as well as receive all other information related to this Public Announcement in the Bank, every working day in the period from the publication of the public announcement until the end of the deadline for submission of applications by e-mail: pravni@pbs.ba.

METHOD OF SALE

The sale of the business facility will be made through a public tender – by collecting written bids (system of closed applications).

 

CRITERION FOR CHOOSING THE MOST FAVORABLE OFFER

  1. The amount of the offered price
  2. Method and terms of payment
  3. The possibility of retaining the ownership of the Bank approximately 150 m² of space currently used on the ground floor of the building for performing the activities of the Bank Branch or
  4. Long-term lease 150 m² with a pre-known lease price.

 

The sale is carried out on the principle of "seen-bought", which excludes all subsequent complaints.

 SUBMISSION OF BIDS

The offer is duly sealed by mail or directly to the Bank's protocol, to the address Privredna Banka Sarajevo d.d. Sarajevo, Obala Kulina bana 18 Sarajevo, with the indication:

"Bid for a public announcement on the sale of a business facility through a public tender- do not open"

CONTENT OF THE OFFER

 

The bid for participation in the public bidding is submitted in writing and must contain the following:

  • For a legal entity: full name, seat, copy of the court registration of the legal entity, ID and VAT number, signature of the authorized person, contact person, telephone number and amount of the offered price;
  • For a natural person: name and surname, address, copy of identity card or decision on self-employment / crafts, signature of the person, contact phone and the amount of the offered price.

The offered starting price from the offer in a sealed envelope is without restrictions.

 DEADLINE FOR SUBMISSION OF APPLICATIONS FOR PARTICIPATION IN THE PUBLIC TENDER

The deadline for submission of applications for participation in the public tender is 15 (fifteen) days from the date of publication of the advertisement.

 OPENING OF BIDS

The opening of bids will be carried out by the Commission, which will rank the bidders, and after the decision has been made by the Bank's authorities on the selection of the most favorable bid, inform all bidders thereof.

OFFER COSTS

The Bank does not bear any costs of the bidder in the bidding process, and reserves the right to accept in whole or in part the bid, reject the offer, cancel the public tender or postpone all bids at any time before the conclusion of the contract and thereby bearno responsibility to the bidders, nor is it obliged to explain the reasons for such decision.

NOTE

The bank will not refund the deposit to the selected bidder, but will be treated as an advance payment for the offered price with which a notary purchase agreement will be concluded with the obligation to pay within the agreed deadline to the Bank's account. The bank can accept the payment of the agreed price in installments.

All interested buyers whose offer is not accepted will be refunded in the entire amount paid.

The transfer of ownership of the property to the buyer can be carried out only after payment of 30% of the agreed price with the billing of the lien of the business object in question in favor of the Bank, until the payment of the entire amount, if the agreed price is paid in installments.

The costs of making notary processing of the sales contract, real estate sales tax, registration fees and all other costs related to the purchase and sale process shall be borne by the buyer.

SPECIAL NOTE

The business building of the public announcement on sale is part of the new regulatory plan "Alipašina-Koševo", which is in the process of drafting new guidelines based on the adopted Decision on accession to the development of the regulatory plan "ALIPAŠINA-KOŠEVO" (Official Gazette of Sarajevo Canton No. 8 of 21.02.2019.) The Bank has started activities of drafting the preliminary design in accordance with the Decision in question.
